The planning report outlined that the planned development would be hugely beneficial not only for the town but also for the building which has been out of use for the last two decades

Plans to bring a 20 year vacant building back to life with the help of the village’s local pub has gotten the green light.

A 19th century building in Moycullen is planned to be transformed into a bed and breakfast using the boozer next door An Bodhran Bui as a means of supplying the morning food.

The Main Street building, known as Church House, had its plans for the B&B put forward by Ronan Loughney in June.

Its planned breakfast service will be supplied by the pub with the flat above An Bodhran Bui being used as part of the bed options also.

The bed and breakfast will have nine guest bedrooms in total: three en-suite ground level rooms and six first floor level en-suites also.

Under the new plans, the staircase will be removed on the ground floor level within An Bodhran Bui as well as the fitting of new windows and changes to existing windows and doors.

The planning report outlined that the development would be hugely beneficial not only for the town but also for the building which has been out of use for the last two decades.

It states: “The central village location of The Church House is ideally suited to tourist accommodation. Guests are within walking distance of village amenities, the local bus stop and the wider recreational amenities of the Lough Corrib shoreline and Connemara hinterland.

“A Bed & Breakfast is an inherently transient accommodation use, the occupants of which are tourists and short-term visitors expecting to be in proximity to village amenities including licensed premises and dining. The proximity to An Bodhran Bui is accordingly an asset rather than a constraint for this use.”

It continues: “The Church House has been vacant for over twenty years. Its activation for a productive tourist accommodation use will contribute positively to the vitality and visual amenity of Moycullen village centre and is strongly consistent with regeneration objectives.”

“The plans were approved by Galway County Council with a total of eight conditions, including that all proposed signage, advertisements and nameplates shall be lit, where required, by static internal illumination only and intermittent illumination shall not be installed.”
