Site with planning for 240 homes on market with €11.5m price tag

The 22.43-acre site on the Upper Ballymoneen Road in Knocknacarra also has the potential for a further 58 residential units – a planning application is currently before Galway City Council.

Part of the lands are likely to be subject to a Compulsory Purchase Order if the Galway City Ring Road is given the go-ahead – and this has already been taken into account in the existing planning permission.

Selling agent Alan Maxwell of DNG Maxwell, Heaslip & Leonard told Tribune Property: “This is undoubtedly one of the largest residential development sites to be offered to the Galway market in recent times.

“The lands are in the western suburb of Knocknacarra which has been an area of significant residential development and is predicted to grow further based on housing needs.

“This development site is one of few Galway City development locations with planning permission in place and has an abundance of local amenities, including shops, schools, woodland walks and sports facilities. The city centre and most work destinations are easily accessible via the Western Distributor Road,” said Mr Maxwell.

Under Strategic Housing Development legislation, planning permission is in place for 238 residential units, retail space and a crèche. A separate application is currently before the City Council for a further 58 residential units.

The approved development includes a mix of homes both semi-detached and duplex together with a number of apartment blocks which will have views over the city to Salthill and Galway Bay.
